Site visit and quote

We visit, walk through, write up the scope. Fixed quote sent same day. Painting, plaster, garden, deep clean, photos — all priced in one document.

Day 2

Clearance and trades start

Any remaining belongings cleared. Plaster repairs done first so they can dry. Garden tidied. Fence panel replaced where needed.

Day 3

Paint and repair

Walls painted, woodwork touched up, anything chipped sorted. Plaster repairs blended in invisibly.

Day 4

Deep clean and jet wash

Professional deep clean — kitchens, bathrooms, carpets, windows. Drive and path jet-washed. Property starting to look ready.

How does the single-invoice model work?

We coordinate every trade involved in your property prep — clearance, clean, paint, repairs, garden, photography. You get one quote up front, one invoice on completion, and one point of contact throughout. No chasing five different traders for five small jobs.

How fast can you turn a property around?

Standard turnaround is 3–5 working days for a typical void prep. Same-week if you call early. Same-day for clearance-only jobs where capacity allows. Tell us the inventory date and we'll work backwards from there.

Can you handle multiple properties at once?

Yes — we work with letting agents managing portfolios. Recurring work earns a portfolio rate. Talk to us about volume — we'll work out terms that suit the way you operate.

Are you insured?

Yes. Public liability £5 million, employer's liability where applicable, goods in transit cover for clearance work. Waste carrier registered with the Environment Agency. Documentation provided as standard.

Will the property pass an inventory check?

Our standard finish meets the inventory benchmark — broom-clean clearance, deposit-grade deep clean, paint touch-ups invisible to a tenant walk-through. For deposit-disputed properties we can provide photo records before and after.

Do you work direct with letting agents or only landlords?

Both. Many of our regular jobs come through letting agents who don't want to coordinate multiple trades themselves. Invoice direct to the agency, photos on completion, agent-friendly turnaround. Let's have a conversation if you manage a portfolio.

What if a job needs a specialist we don't cover?

Gas Safe heating work, NICEIC electrical certification, asbestos removal — we don't do these in-house. We'll flag them on the site visit and recommend trusted local specialists. We'd rather be honest than oversell.

What's the minimum job size?

No minimum — but jobs under £150 we usually batch with another property in the same area to keep travel sensible. Tell us what you've got and we'll work it in.
